Home Addition Costs: Adding On Home Office Space

Home Addition Costs for Home Office

Working from your bed or couch is bad for your posture, sleep, and numerous other health-related things.

This is why it’s important to have a separate home office.

Is your space just a little too cramped for the home office space you’re needing?

Adding some extra square feet can give you the room you’re looking for!

If you’re looking to find out how much a home addition costs, you’re in the right place.

We’re going to walk you through what you need for your home addition budget, home addition features, and what to expect when building home additions. Let’s get started!

Home Addition Costs

The current national average to add a room to your home is $48,000.

However, here in the Phoenix Metro area, you can expect the starting price for 100sf addition to start around $50,000 and extend up to as much as $74,000 depending on the details that you want to add.

There could be additional costs to consider as well.

For example, the ground where your new addition will go may need to be leveled.

You may not have enough capacity with regards to Drains (Septic), Water Supply and/or Electrical Capacity.  All of which must be considered early in the process

You may require excavating or foundation work.

Put some extra padding into your budget in case these extras pop up.

There is no way to know the exact cost of your home addition until you reach out to a building company that can give you an estimate.

Choosing Your Home Addition Size

Office sizes can vary from fifty to two hundred square feet.

They are usually the size of a small bedroom.

So, if you are looking to add a bedroom addition to your home, this would generally be the same price.

To put that into a better perspective, an 8×10 room would be eighty square feet.

If you are wanting an office with storage space, you may prefer closer to two hundred square feet, which would be a 14×14 size room.

Additional Features

The materials and features you choose can make or break your budget.

From your flooring choice to adding windows for natural light, it adds up quickly.

Flooring

Home buyers love continuity.

If you have a certain flooring throughout the rest of your house, it’s best for resale value if you choose that same flooring.

With that in mind, , Luxury Vinyl Plank (LVP) is a less expensive flooring option starting at $2 a square foot and up.

Just because it’s inexpensive, doesn’t mean it’s cheap though.

LPV is still a great option because it can look good and is extremely durable not to mention, very popular at the present time.

If you plan on eventually turning your home office into a bedroom at some point, carpet is a good choice.

It’s also one of the least expensive options at $2 to $6 a square foot.

You can get a similar soft feel with any other flooring choice if you add a rug.

Therefore, if you have the money and want to go with real hardwood or tile, don’t let that stop you.

Tile will run you $5 to $10 a square foot installed, but offers the best value with regards to durability.

You have a few other tile options such as stone and marble which would be at the top of your budget and wouldn’t make much sense for the money unless you were adding a bathroom.

Stone runs $12 to $35 a square foot, and marble a whopping $14 to $44.

Hardwood flooring is your most expensive option which varies depending on the type.

Hardwood flooring can be anywhere from $14 to $25 per square foot installed, but offers the best resale value with an ROI of seventy to eighty percent!

Windows

Unless you want to work in a room that has no natural light, you will be paying for the cost of adding a window or two.

You can expect it to be costly at about $300 – $500 per window.

If you decide you want a customized window, you could be paying closer to $2,500.

A window is essential if you want the room to double as a bedroom for resale value.

Legally, a bedroom must have at least one window to qualify.

Closets & Doors

Adding a closet to your office will cost between $1000 to $3,000.

This is another cost that is worth the investment because it helps the room count as a bedroom.

You can choose to add closet doors yourself for just the cost of materials, which would be $100 to $300.

If you’d like special doors, like French wood doors, those can cost up to $4,500.

ROI

A home addition is an investment that you will see a return on when you go to sell.

The bigger the room that you add the higher return you will see.

As long as you’ve designed and built your home office with the correct qualifications for a bedroom, you can see the price of your home increase by a significant amount!
